How are maintenance procedures handled?

Unless the tenant is responsible, maintenance and repair costs are paid for by the owners. All maintenance requests during normal business hours are handled by calls to the Carlyn Hill office. These requests are handled as quickly as possible. If the situation is serious then an emergency trip out to Carlyn Hill is made by the management team.

Are utilities included?

Tenants are required to pay their gas and electric bills but we pay for the water.

Are pets allowed?

No dogs are allowed on the property. Cats are permitted with a $300 non-refundable fee per cat. Proof of current vaccinations, rabies shots, and spade/neutered required.

 What is the application process?

You must be 18 or older to apply with 2 valid forms of ID. There is a processing fee of $35 per person. An authorization form must be completed by each applicant to be used as a reference check. There is a salary requirement and it varies based on the type of unit being rented. Once we have verified the applicants’ employment/residency and credit history, all we ask for is a security deposit.

Is a deposit required?

 The security deposit is $500 based on good credit and good rental history.
